Quick fire sales: How I sold my home in no time at all

I initially started writing this article several months ago and clearly, things have changed.

Whether or not the property market gets back to the state it was anytime soon is debatable. However, what I do know is that in the early part of 2020, I sold my home in no time at all. Within a matter of two weeks it had entered and left the market - and it was left to the legal people to tidy up the sale (unfortunately, I couldn't really influence this part!).

I am today going to discuss about how I did this, and the things that you can apply if you find yourself in a similar position. Whether or not the world's circumstances will change this anytime soon remains to be seen, but for me the following advice should be evergreen, and should help you move home a lot faster.

I focused on external curb appeal

There are a list of resources at the bottom of this page which mention curb appeal. It is the big thing in real estate at the moment and you should believe (almost) everything that you read.

Put simply, curb appeal is about first impressions. If you give someone a "good feeling" when they approach your property, it immediately sets the tone for their visit. In contrast, if you do the opposite, they are likely to be swayed by anything else that is negative.

So, what did I specifically focus on? Here are the three items that seemingly made the biggest difference for me:

  • My garden was a mess: Put simply, I spent a whole weekend tidying it. There was blood, sweat and tears and fortunately I own quite a small garden. The result was worth it; the grass was the length it should be, and the weeds were gone. The difference was monumental.
  • My front door stood out: It previously stood out for the wrong reasons. Over the years my neighbors had invested in the modern, composite doors. Mine was one of the older, wooden types. Instead of purchasing a new door (which could have cost thousands), I bought a tin of paint and attempted the ultimate DIY job. My new, red door went down a storm.
  • My windows (and frames) were clean: It sounds simple, doesn't it? I never quite realized how dirty my windows and their PVC frames were. It turns out they were filthy. Another weekend project involved cleaning the glazing and the frame - there's a great guide in the resources section.


I devised my own "internal" curb appeal

As I mentioned, a lot is spoken about curb appeal from the outside. During this process I devised my own concept, which was effectively "internal curb appeal". In other words, once a visitor entered the house, I wanted the wow-factor to take over. What did I do to achieve this?

  • I invested in flowers: It's another simple technique, but it worked exquisitely. Flowers added a degree of freshness, and also greeted visitors with a wonderful smell.
  • The hallway was cleaned, tidied, and then cleaned and tidied again: Like most homes, the hallway was the first "room" in my home. First impressions were huge here and it had to be immaculate. It was cleaned and tidied countless times; I wanted it to have the pristine, neutral effect that modern buyers seem to crave.
  • I depersonalized: This part was hard. I love my family photos, but I appreciate I have a lot of them. I had feature walls dedicated to them, and it made it difficult for anyone to imagine this as their home. I didn't remove all photos, but I decluttered somewhat.
